Applying for a must-have apartment? Here’s how to make your rental application glow.

You saw it. You want it. And there’s a waiting list. In some rental markets, the best apartments are going to have multiple applicants. If you fall in love with a rental unit, figuring out how to win over a landlord might seem like an impossible task, but there are ways to get your rental application some extra attention.
Here’s how to stand out on a rental application.

Create a rental resume.
You use a resume to get a job, why not to get an apartment? A rental resume is a useful tool for renters and landlords alike. Treat this as an opportunity to showcase your strengths and to highlight things about you that would appeal to a new landlord that there may not be a space for on the generic rental application.
For example, if you have pets, be sure to include that information alongside information that demonstrates your responsibility as a pet owner, such as veterinary records and contact information from past landlords who have had positive experiences with your pets.

Wow them with relevant financial and employment information.
You already know to give them your credit report, but take it a step further and inform them about your current position, salary, and any other financial information you can think of that will help sell you as a safe bet. If you have been at your job for a long time, make sure that is clearly spelled out, as it gives the landlord a sense of your financial stability.

Include letters of recommendation.
If you make it to the final round of consideration, the landlord will likely call your references. But why wait around for that? It’s a bonus if you can include letters of recommendation from people who can vouch for your character and who can speak to your strengths. It will not only get the landlord’s attention, but also save them time. Letters of recommendation also help give them a sense of who they are dealing with and how committed you are to the apartment.

Make a custom offer.
Want the place really badly? You could make the landlord a custom offer. If the rent on a place is $1700 a month and you can afford it, offering $1750 is sure to grab their attention. Similarly, offering a double security deposit won’t go unnoticed. This is especially smart if you have a pet, as it lets the landlord know you’re aware of the concerns pets create for property owners, but you’re willing back your pets’ good behavior with your own money.

Top it off with the perfect cover letter.
If you’re already writing a resume, adding a cover letter just makes sense. Include one with your rental packet, and it’ll be sure to grab the landlord’s attention. In the letter, make sure you include your ideal move-in date, renters insurance information, and if you have any roommates, include their information as well. It never hurts to add how much you love the rental unit, and how you plan to take care of it.
