Real Estate Appraisals for Immigration – Affidavit of Support
As part of the immigration process, the U.S. Citizenship and Immigration Services (USCIS) requires certain applicants to demonstrate financial support while in the United States. If you own real estate, an appraisal report can serve as supporting documentation to prove the sponsor’s financial ability to provide this support.
The sponsor can submit an appraisal report of their real estate property or other assets to demonstrate their financial capacity. The report must be conducted by a qualified appraiser and should provide a detailed analysis of the property or asset being appraised, including comparable sales data and market conditions. It should include a statement of value that reflects the current fair market value of the property or asset.
According to forms I-134 and I-864; You may include the net value of your home as an asset. The net value of the home is the appraised value of the home, minus the sum of any and all loans secured by a mortgage, trust deed, or other lien on the home. If you wish to include the net value of your home, then you must include documentation demonstrating that you own it, a recent appraisal by a licensed appraiser, and evidence of the amount of any and all loans secured by a mortgage, trust deed, or other lien on the home.
