Form I-134, officially known as the “Affidavit of Support”, is a document required by the U.S. Citizenship and Immigration Services (USCIS) for certain non-immigrant visa applicants to demonstrate their financial support while in the United States. An appraisal report could be used as supporting documentation to demonstrate the sponsor’s financial ability to provide support for the applicant.

The sponsor can provide an appraisal report of their real estate property or other assets to demonstrate their financial ability to support the applicant while they are in the United States. The appraisal report must be conducted by a qualified appraiser and should provide a detailed analysis of the property or asset being appraised, as well as comparable sales data and market conditions. The appraisal report should include a statement of value that reflects the current fair market value of the property or asset.

You may include the net value of a home as an asset. The net value of the home is the appraised value of the home, minus the sum of all loans secured by a mortgage, trust deed, or other lien on the home. If you include the net value of your home, then you must include documentation demonstrating that you own the home, a recent appraisal by a licensed appraiser, and evidence of the amount of all loans secured by a mortgage, trust deed, or other lien on the home.
