Construction of Lauderdale Lakes’ first new, single-family home community in a decade could sprout up early next year.And it could be its last.

Lauderdale Lakes commissioners are expected to approve a land-use change May 8 for a 23-acre site on the south side of Oakland Park Boulevard at Northwest 31st Avenue, in the last large vacant parcel in the city, officials said.

The City Commission long ago agreed to negotiate with Miami-based American Land Ventures to purchase and develop the property for a 400-unit rental apartment project. But the city’s vision shifted, wanting more of a destination for the “crown jewel of the city,” said Jason Robertson, vice president of development for American Land Ventures. “The city wanted a very upscale community to serve their residents and members of the community.”

So the project was re-planned. The 83 single-family homes would range from 1,900 to 2,700 square feet, with prices estimated to start at $300,000.

The trend today is zero lot lines, Robertson said, but these homes would be on wide lots.

It would create a “great urban space and not try to jam as much as they could, but create a sense of place,” he said. “There is almost no land left in Broward County … for single-family home development.”

The city’s Community Redevelopment Agency purchased the land for $5.7 million in 2010, hoping it would be an anchor for the city’s economic redevelopment, but earlier efforts didn’t pan out.

 American Land Ventures would purchase the property if the site plan is approved later this summer. City Manager Phil Alleyne said the pending purchase price is estimated at about $1.7 million and that the city is “excited to have an opportunity” to provide “upscale housing.”

American Land Ventures is best known for its projects in Fort Lauderdale.

In the late 1990s, American Land acquired three downtown Fort Lauderdale parcels with plans to create New River Village. In 2001, it built what is now known as Las Olas by the River, 240 apartments that later were converted to condominiums. In 2006, American Land completed Nu River Landings, a 409-unit condo. VU New River, an 18-story complex that opened in 2015 at 510 SE Fifth Ave. has 209 units along the south side of the New River.

Celestine Dunmore, interim executive director of the Lauderdale Lakes Community Redevelopment Agency, said the last new single-family construction in the city was Pine Cone Estates in 2008. Fifteen single-family homes have been built in Pine Cone Estates, while another three are still under construction.
