What Is a KAAA Analysis?
A KAAA analysis generally applies when one spouse owned real estate prior to the marriage but marital funds or marital efforts contributed to the property during the marriage.
For example, during the marriage:
• Mortgage payments may have been made using marital income
• Improvements or renovations may have been completed
• The property may have increased in value due to market appreciation
Under Florida equitable distribution principles, a portion of the appreciation that occurred during the marriage may be considered marital property, even if the property remained titled in only one spouse’s name.
A KAAA analysis helps determine:
