Florida Ranks No. 2 for Fun — And That Lifestyle Appeal Matters in Real Estate

Florida has long been known for sunshine, beaches, boating, golf, dining, entertainment, and year-round outdoor living. Now, a new national ranking adds another feather to the Sunshine State’s cap.

According to a 2026 WalletHub study reported by Florida Realtors®, Florida ranks as the second-most fun state in the country, trailing only California.

For homeowners, buyers, real estate professionals, and investors, that ranking is more than just a fun piece of trivia. Florida’s lifestyle remains one of the major reasons people want to live here — and lifestyle demand can have a very real impact on real estate.

What Makes Florida So Much Fun?

WalletHub compared all 50 states using 26 different measures related to entertainment, recreation, and nightlife.

Florida scored 64.14 out of 100, ranking:

  • No. 2 overall for entertainment and recreation
  • No. 7 for nightlife
  • Tied for No. 1 for restaurants per capita
  • No. 1 for amusement parks, arcades, and music festivals per capita
  • No. 4 for attractions per capita
  • No. 2 for shoreline mileage
  • Tied for the most marinas per capita

The study also considered factors including beaches, golf courses, national parks, weather, arts and entertainment, recreation opportunities, and affordability.

In other words, Florida gives people plenty of reasons to get out of the house — although having the right house certainly doesn’t hurt.

Lifestyle Is Part of the Real Estate Equation

People do not choose where to live based on square footage alone.

Buyers also consider what surrounds the property.

How close is it to the beach? Is there boating access nearby? What restaurants, golf courses, parks, entertainment districts, shopping, and cultural attractions are available? Does the community offer the lifestyle the buyer is looking for?

These considerations can influence demand from one market — and sometimes one neighborhood — to another.

A waterfront home with dockage may attract a completely different pool of buyers than a similar house several miles inland. A property near a walkable downtown entertainment district may appeal to buyers who value restaurants and nightlife. Another buyer may place a premium on golf-course access, parks, beaches, or privacy.

Location has always mattered in real estate, but “location” is really shorthand for the lifestyle that comes with it.

Florida Continues to Give Buyers Reasons to Move Here

Florida’s attraction has never been based on one single feature.

Some buyers come for the weather. Others come for boating, beaches, golf, entertainment, employment opportunities, retirement, tax considerations, or simply the ability to enjoy more of the year outdoors.

WalletHub’s ranking reinforces something Florida real estate professionals see every day: the state offers an unusually wide variety of lifestyles.

From South Florida nightlife and waterfront living to Central Florida attractions, Gulf Coast boating communities, golf developments, beach towns, and quieter suburban markets, Florida offers buyers a lot of choices.

And when people strongly want a particular lifestyle, that demand can influence what they are willing to pay for the properties that provide it.

Lifestyle Appeal Does Not Replace Market Data

Of course, being located in America’s second-most-fun state does not mean every Florida property is automatically worth more.

Real estate value remains highly localized.

Two homes only a few miles apart can have significantly different values based on:

  • Location
  • Waterfront access
  • View
  • Lot size
  • Property condition
  • Renovations
  • Neighborhood characteristics
  • School districts
  • Community amenities
  • Supply and demand
  • Comparable sales

That is why determining a property’s value requires more than looking at statewide headlines or automated estimates.

A professional appraisal analyzes the characteristics that matter specifically to that property and the market in which buyers are actually competing.
