According to a recent Florida Realtors® article, “Florida Draws Movers Across Generations,” new U-Haul migration data shows Florida ranked among the top 10 states for net migration across Baby Boomers, Gen X, Millennials, and Gen Z.

In fact, Florida was reportedly the only state to rank in the top 10 for all four generations.

That is an important trend for homeowners, buyers, sellers, real estate professionals, attorneys, and anyone else trying to understand Florida real estate values.

Because when people keep moving into a market, one question becomes increasingly important:

What is the property actually worth in today’s market?

Florida Is Attracting More Than Retirees

Florida has long been associated with retirement and second homes, but the migration data tells a much broader story.

According to the article, Florida ranked:

  • No. 1 nationally for Gen X
  • No. 1 nationally for Millennials
  • No. 3 for Baby Boomers
  • No. 8 for Gen Z

Florida Realtors® economists also reported that households between the ages of 55 and 64 generated the largest net household income inflow into Florida during 2023–2024, totaling approximately $7.6 billion.

That is particularly interesting because many people in this age group are relocating before retirement. They may still be earning strong incomes, have substantial equity from another property, or be purchasing a second home while planning for their next stage of life.

Florida is not simply attracting one type of buyer.

It is attracting buyers with very different lifestyles, financial situations, housing needs, and purchasing power.

A Millennial relocating for work may be looking for something completely different from a Baby Boomer purchasing a seasonal residence.
